Building energy efficiency certificate
On April 13, 2013, Royal Decree 235/2013 was published in the BOE, approving the basic procedure for the energy certification of buildings. The energy efficiency certificate is the document that describes the energy efficiency of a property and that since June 1, 2013 every home, premises, office or building needs for its sale or rental. It is valid for ten years and the owner is responsible for requesting it.
What is the energy certification for?
To provide objective information to buyers and users about the energy characteristics of a property and promote highly energy efficient buildings. This does not imply compliance with any prerequisites. The effectiveness of a property in terms of energy consumption is described by classifying it on a scale of categories from “A” (most efficient) to “G” (least efficient). The energy efficiency label reflects the category in a color code, and must be included in all advertising for the sale or rental of the property and visible to the public. This certificate can be obtained at the Asturias Agency and will be signed by an architect, engineer, or a qualified technician. In addition to the study to obtain the certificate, each property analyzed will receive a series of recommendations for improvement, although if renovations have been carried out that improve the energy efficiency of the property, it would be advisable to update it to improve the energy rating. In general, the cost of the energy efficiency certificate will be determined by the market according to geographical areas, since there will be no official rates for this work.
